Property Description
Seven Springs Ranch $6,714,000..194.47 Acres | Willow City Loop | Fredericksburg, Texas. Seven Springs Ranch is a property that can become a true legacy ranch. Located on the iconic Willow City Loop just 20 miles north of Fredericksburg, the 194.47-acre ranch offers exceptional scenic beauty, abundant water, productive soils, managed wildlife, and a beautiful 2017 ranch home. The Willow City Loop is widely regarded as one of Texas Hill Country's most scenic drives, with rolling mountain ranges, dramatic granite outcrops, spring wildflowers and bluebonnets, 20+ mile vistas, and unforgettable sunrises and sunsets. Exceptional Water Resources Water is one of the ranch's greatest assets. Coal Creek, a live-water creek, traverses approximately 4,794 feet of the property. While portions of the creek may become dry during extended drought or the hottest summer months, seven springs on the ranch help replenish the creek and create a remarkably resilient ecosystem. The ranch also has two water wells. The primary well is approximately 200 feet deep and produces 34 GPM, providing water to the residence and high-fenced garden through an in-ground drip irrigation system. A second spring-fed well serves the yard and outdoor kitchen. Productive Land & Abundant Wildlife Sandy loam soils, dense live oak and pecan bottomlands, post oaks, native grasses, and diverse ground cover provide an excellent foundation for food plots and wildlife habitat. Heritage oaks and mature tree cover add to the character and beauty of the property. The ranch has been thoughtfully game-managed for approximately 12 years, supporting healthy populations of: Whitetail deer, Rio Grande turkey, Dove, Hogs, Aoudad Improvements include six hunting blinds, seven corn feeders, two hog traps, and two deer pens for mineral and protein feeding. Brush clearing and strategically managed food plots provide additional forage and habitat diversity. A Wildlife Management Exemption is already in place, substantially reducing the property tax burden and allowing a buyer to step into an established management program. Ranch Improvements The 3,040-square-foot ranch home, built in 2017, features: 4 bedrooms 4.5 bathrooms 2-car garage & Carport Dedicated gun room Outdoor kitchen Rock fire pit overlooking Coal Creek and the approximately 10-acre oat field and food plots The kitchen features GE Monogram appliances, a leathered granite island, and quartzite countertops. A spacious dining/family room with a bar provides an ideal gathering space for family and friends. Near the home is a high-fenced garden with 12 large planting boxes and irrigation, offering an exceptional setup for gardening and entertaining. Additional improvements include a tool shed with covered tractor and ATV parking, along with two insulated pump houses providing additional storage. Easy to Maintain & Ready to Enjoy The ranch road and trail system is well maintained and provides easy access throughout the property. The property has paved access and substantial frontage on the Willow City Loop and is not subject to restrictive covenants. The ranch is low fenced and easy to maintain, with an experienced local workforce currently caring for the property that may be assumable by the buyer. An easement runs along the west-southwest perimeter of the ranch; the seller is not responsible for maintaining the easement. A True Hill Country Legacy Property Seven Springs Ranch brings together the qualities that are increasingly difficult to find in one Hill Country property: Live water and seven springs. Two water wells. Productive soils. Heritage oaks. Exceptional wildlife habitat. Established wildlife management. A favorable tax exemption. A beautiful ranch home. Excellent improvements. Experienced local ranch help. And one of the most scenic settings in the Texas Hill Country—Willow City Loop.
